 Approach - A   collaboration of owner, architect / construction manager

In year 1992 we started our architectural practice. The residential projects listed in this chapter were completed with a new arrangement. Under this arrangement the owner and architect design the house and for an additional fee the architect acts a construction manager to see the house built. The architect is not a  building contractor. He invites bids from all trades, reviews with the owner . The owner awards the contract. A few years back American institute of architects did not allow this kind of practice.
DESIGN AND CONSTRUCTION MANAGEMENT
It is beyond the scope of this book to talk about entire construction process.To cut it short we will  attempt to give the reader a general idea how one architect provided additional services as construction manager with different owners. 
on completion of the projects they ended with very friendly relations.





we started architectural practice and had no plans to get involved with construction management. But in the process of designing homes we ended up doing both. 
This method of project delivery started with our first residential project. As we talked to our first client we discussed the possibility  of supervising the construction of the house. we had previously designed few homes and they were built by general contractor . They owner in most cases ended up with lots of change orders and undesirable additional cost. After  the owner and contractor sign the agreement  the architect has little control over the construction. In those cases the clients definitely wanted to have me design the house but I was not in a position to manage the construction . Now this was our full time architectural design practice and we ended up  providing additional service .
After agreeing with the owner  for a standard architectural fee .We talked to the owner that we could see the house built for him for additional fee which will be about the same or less than what the general contractor would include as his profit .
